1. Acceptance of Terms

By accessing or using ontariomortgagecalculator.ca (the "Site"), you agree to be bound by these Terms of Use. If you do not agree, please do not use the Site.

2. Nature of the Service

Ontario Mortgage Calculator provides a free, self-serve mortgage pre-qualification estimator and related educational content for Ontario homebuyers. Specifically:

• The calculator produces estimates based solely on the inputs you provide. Results are not a mortgage pre-approval, commitment to lend, or guarantee of any specific rate or amount.
• All calculations apply publicly available formulas (OSFI B-20 stress test, CMHC premium schedules, Ontario and Toronto land transfer tax tables) as of the date shown. These rules change periodically and we cannot guarantee real-time accuracy.
• Interest rates shown are illustrative examples. Your actual rate will be determined by a licensed lender based on a full application and credit review.

3. No Professional Relationship

Use of this Site does not create a solicitor-client, broker-client, adviser-client, or any other professional relationship between you and Ontario Mortgage Calculator. No fiduciary duty is created.

If you are introduced to a realtor or mortgage professional through this Site, any ongoing relationship is solely between you and that professional, governed by their own regulatory obligations and agreements.

4. Accuracy of Information

We make reasonable efforts to keep the calculator, rates, and educational content accurate and up to date. However, we make no representations or warranties, express or implied, regarding the completeness, accuracy, reliability, or suitability of any information on the Site. You use the Site and rely on its output entirely at your own risk.

5. Permitted Use

You may use this Site for personal, non-commercial mortgage pre-qualification research. You agree not to:

• Scrape, crawl, or systematically extract data from the Site without written permission
• Attempt to reverse-engineer, decompile, or copy the calculator logic or software
• Use the Site for any unlawful purpose or in violation of applicable Canadian law
• Introduce malware, viruses, or other harmful code
• Misrepresent the source of the Site's output (e.g., passing estimates off as official lender documents)

6. Intellectual Property

All content on this Site — including text, calculator logic, design, graphics, and the Ontario Mortgage Calculator brand — is owned by or licensed to Ontario Mortgage Calculator and is protected by applicable Canadian intellectual property laws.
